How much does property management cost?+
Our monthly management fee ranges from 5% to 20% depending on the service level and property, and the leasing fee is just 75% of one month’s rent to place a tenant. And if your unit is vacant, you pay no monthly management fee.
Is there a long-term contract or termination fee?+
No. You can cancel anytime, for any reason, with no termination fee. We earn your business every month.
What happens if my unit is vacant?+
You pay zero monthly management fee while the unit is vacant — you’re only charged when the property is actually earning income.
How do you screen tenants?+
We market the property, run showings, and review applications with reference and income verification and credit checks where permitted and consented. Every lease is signed on the Ontario Standard Lease with appropriate addenda.
What’s included in the management service?+
Marketing and advertising, showings, tenant screening, lease execution, rent collection, maintenance coordination with clear spending thresholds and approvals, scheduled inspections, notices and tenant communication, and a Monthly Owner Statement with a Property Health Snapshot.
What is the Rent-Guard package?+
Rent-Guard includes everything in Standard plus a re-rent leasing warranty, priority response, an Annual Investment Review, and rent coverage of up to $1,000 once per 12-month period for delayed rent payment (eligibility and terms apply, repayable when rent is collected).
