For tenants in SIREG-managed condo units

Your home is safe. We’ve got you from here.

SIREG Management Inc., the company that rented your unit to you, has told the owners it can no longer make its payments to them. The owner of your unit has stepped in and asked Catana Property Management to look after you and your home. Your lease continues. Your rent doesn’t change. Your rights stay exactly where they are.

What happened

Why your landlord changed

You didn’t do anything wrong, and nothing about your tenancy is being cancelled.

Your condo unit belongs to an individual owner. For years, SIREG Management Inc. leased units like yours from their owners, rented them to tenants, collected the rent and paid the owners each month. Many tenants never knew who actually owned their unit.

In September 2026, SIREG told owners it was facing “market and liquidity challenges” and could no longer make timely payments to them. The rent it collected stopped reaching the owners, and the story was covered by CBC News, CTV News and BNN Bloomberg.

When the company in the middle stops paying, the people at both ends are exposed. For you, that means your rent, your deposit, your records and your repairs all ran through a company that can no longer keep its commitments.

So, on the advice of their lawyers, the owner of your unit ended SIREG’s lease and became your landlord directly. Your tenancy moves with the unit. The owner has hired Catana Property Management to manage it, so you have a responsive team to deal with from day one.

A note for tenants: these stories focus on the owners who stopped being paid, and some mention that owners had no way to reach their tenants. That’s exactly the gap this page closes. The owner of your unit wants a direct, fair relationship with you, and wants every detail of your tenancy carried over correctly.
Your rights

Your rights stay exactly the same

Ontario’s Residential Tenancies Act protects you no matter who owns or manages your unit. A change of landlord doesn’t change any of this.

✓
Your tenancy carries overThe owner takes over your tenancy on its existing terms. No new lease, no new application, no new deposit.
✓
Your rent stays the sameAny future increase needs 90 days’ written notice, can happen at most once every 12 months, and must follow Ontario’s rules.
✓
Your home is privateNobody enters your unit without 24 hours’ written notice, except in an emergency.
✓
You can’t be pushed outA change of landlord is not a reason to end a tenancy. Only the Landlord and Tenant Board can order an eviction.
✓
Repairs are the landlord’s jobYour unit must be kept in good repair. Tell us what needs fixing and we’ll deal with it.
✓
Your deposit is on the recordIf you paid a last month’s rent deposit, tell us what, when and to whom. It goes on your file so it’s properly accounted for.
✓
You can’t sign your rights awayNothing you fill in or sign on this page waives any right you have under the Residential Tenancies Act.
✓
It costs you nothingCatana Property Management is paid by the owner. There are no fees for tenants.

A word from your new management team

Your landlord wants this done right

The owners we work with didn’t choose this situation, and neither did you. What they asked of us is simple: make sure the people living in their units are treated fairly, that repairs get done, and that nobody loses a dollar or a right because of the problems at SIREG.

So here’s our promise. You’ll always know who your landlord is and how to reach us. Payments you made in good faith will be recognized. Repairs you’ve been waiting on will get a real answer. And when you call, a person will pick up.

How to know this is legitimate

Situations like this attract scammers. Be careful with anyone asking you to redirect rent, including us. Here’s how to check.

What we will do

  • Give you a written Notice to Tenant that names the owner and where to pay rent.
  • Show you the owner’s written authorization and proof of ownership on request.
  • Answer at (226) 507-2118 or management@catanateam.ca so you can confirm anything before you pay.
  • Give you 24 hours’ written notice before any visit.

What we will never do

  • Ask for rent in cash, gift cards or cryptocurrency.
  • Ask you to pay anyone not named in your written notice.
  • Charge you a fee to “transfer” your lease.
  • Pressure you to move out or sign away your rights.

You can also confirm who owns your unit yourself through Ontario’s land registry at onland.ca. If SIREG, or anyone else, asks you for rent due after the date in your notice, don’t pay it. Call us.

Tenant check-in & tenancy confirmation

The owner’s lawyers asked us to confirm the details of every tenancy so yours carries over exactly as it is. It takes about 5 minutes. Have your lease and your latest rent receipt handy.

    Questions

    What tenants are asking

Do I need to sign a new lease?
No. Your existing tenancy continues with the owner on the same terms. The confirmation form on this page only records what those terms already are.
Will my rent go up because of this?
No. Your rent and due date stay the same. Any future increase has to follow Ontario’s rules: 90 days’ written notice and no more than once every 12 months.
I already paid October rent to SIREG. Do I have to pay again?
Rent you paid to SIREG before you received your Notice to Tenant counts as paid. Tell us the amount and date in the form and keep your receipt or bank record. You won’t be asked to pay the same month twice.
SIREG is still asking me for rent. What do I do?
Don’t pay SIREG any rent due on or after the date in your Notice to Tenant. Cancel any automatic payment to SIREG (banks can take a few business days) and let us know who contacted you.
What happens to my last month’s rent deposit?
Tell us what you paid, when, and to whom, with proof if you have it. It goes on your tenancy file so it’s properly accounted for with the owner. Your rights around that deposit under the Residential Tenancies Act don’t change.
Can I be evicted because SIREG is gone?
No. A change of landlord is not a reason to end a tenancy. In Ontario, only the Landlord and Tenant Board can order an eviction, and only on grounds set out in the law.
    Who handles repairs now?
We do, on the owner’s behalf. List anything in the form or call (226) 507-2118. For problems in shared areas like elevators or hot water systems, we report them to the condo corporation and follow up for you.
Why do you need all these details?
The owner’s lawyers asked us to confirm every tenancy’s terms, including rent, deposits and what’s included, so your tenancy carries over exactly as it is. It protects you as much as the owner. We only use your information to manage your tenancy.
Does Catana Property Management charge me anything?
No. We’re paid by the owner. There are no tenant fees.
How do I know this isn’t a scam?
Good question to ask. Your written Notice to Tenant names the owner; we’ll show you the owner’s authorization and proof of ownership on request; and you can check ownership yourself at onland.ca. We’ll never ask for cash, gift cards or crypto. When in doubt, call us before you pay.
