Moving in
- Tenant insurance is required — send us your provider & policy # before move-in, and keep it active all tenancy
- Plus-utilities? Set up gas / hydro / water in your name
- Do the move-in inspection — note anything already worn so you’re never charged for it later
Paying rent
- Due the 1st of every month — weekends & holidays included
- Receipts any time — just ask
- Tight one month? Tell us before the 1st — we’d rather plan than chase
Repairs & maintenance
- Submit a request — be specific & add photos, it speeds things up
- Your part: light bulbs · furnace filter every 3 mo · dryer lint trap · softener salt
- We handle everything else
- If it’s your damage or you decline entry, the call may be charged
House rules
- Parking — your assigned spot; plate on file
- Smoking — check your lease’s smoking policy before lighting up anywhere
- Pets — check your lease’s pet policy first
- Keep noise reasonable; garbage out the night before pickup
Seasons
- Winter: keep heat at a safe level so pipes don’t freeze
- Clear & salt snow where your lease says it’s yours
- Drain outside taps before the freeze
- Storms: please limit requests to real safety issues
Moving out
- 60 days’ written notice (or an N9) by the 1st
- Leave it clean — we’ll share a simple checklist
- Return all keys, labelled
- We do a move-out inspection — no surprises on your deposit
Living in a condo or strata?
Then the condo corporation’s own rules apply too — noise, pets, parking, garbage, common areas, and booking the elevator for move-in. If your home is a condo, we’ll include the building’s rules with your welcome email so you have them from day one.

If life or safety is at risk, call 911 first — then call us. Otherwise, here’s the quick rule.

- One outlet or breaker (reset it first)
